As of today, March 2, 2026, the Illinois Housing Development Authority officially opened the IHDA Access Home Program — and it’s a game-changer for our fix-and-flip sales. Here’s exactly what it means for you: Qualified first-time buyers can get up to 6% of the purchase price — MAX $15,000 — toward down payment and closing costs. It’s an interest-free, deferred second mortgage — zero monthly payments. They only repay when they sell, refinance, or pay off the first mortgage (often years down the road). Buyers only need to bring as little as $1,000 or 1% of the purchase price (whichever is greater). Works on existing homes (perfect for our renovated flips), all Illinois counties, minimum 640 credit score, and competitive 30-year fixed rates. Available with FHA, VA, USDA, and conventional IHDA loans. Bottom line: More first-time buyers can now qualify for and comfortably afford the beautiful turn-key homes we deliver. That means faster closings, fewer fall-throughs, and a much bigger pool of ready-to-buy clients for every flip we bring to market.
