Off book properties give the investor time to do their due diligence before they have to turn in their earnest money and commit to the property. It gives them more time to think it through, rather than having to commit to bid on a property within only a few hours time with only photos or a video. Off book properties give the investor the opportunity to get a city list, get a rehab scope of work and consult with partners before signing a contract. It greatly decreases their risk of losing their earnest money because they had time to do their research upfront and it takes the pressure off of them. The investor buying an offbook property is also provided with a survey and title insurance at closing.
